How to Spot and Avoid Condo Rental Scams in Metro Manila (2026 Guide)

  • March 31, 2026

Here are the common condo rental scams in the Philippines that you should know.

Finding the perfect rental should be an exciting milestone, not a financial trap. Unfortunately, as the demand for accessible housing surges this year, so do the opportunistic tactics of fraudsters. In fact, just this March 2026, the Department of Human Settlements and Urban Development (DHSUD) officially partnered with the National Bureau of Investigation (NBI) to crack down on a rising wave of real estate “budol-budol” and online leasing scams targeting hardworking Filipinos (DHSUD, 2026). Whether you are a young professional looking for a temporary lease or an investor scouting a condo for sale Quezon City, learning how to navigate the market safely is your first priority. Here is how to spot the red flags and bulletproof your rental journey.

1. The “Too Good to Be True” Facebook Post

The most common scam starts on social media. Fraudsters steal photos of beautifully furnished, legitimate condos and list them at ridiculously low prices to bait desperate renters.

  • The Red Flag: The “agent” refuses to show you the unit in person, claiming they are “out of the country” or that the current tenant is still there, but insists you need to wire a reservation fee immediately to “lock in” the promo rate.
  • The Reality: Legitimate agents and developers will always accommodate a physical site viewing. If you cannot step foot inside the unit, do not send a single peso.

2. The “Phantom Unit” (Bait-and-Switch)

In this scenario, a scammer shows you a stunning model unit, takes your security deposit, and then hands you the keys to a completely different, poorly maintained room—or worse, a building that is still actively under construction.

The Defense: This is exactly why renting Ready for Occupancy (RFO) condo Philippines units is the smartest move for 2026 tenants. RFO means the building is 100% finished. When you rent move-in ready units through official developer leasing channels, the unit you tour is exactly the unit you get. No dust, no noise, and no phantom rooms.

3. The Rushed “Double Sale” Deposit

Scammers will sometimes rent an Airbnb for a few days, pretend to be the owner, and “lease” it out to five different people simultaneously, collecting multiple advance payments before disappearing. The Defense: Never sign a Contract of Lease without demanding to see the property’s title (if dealing with an individual owner) or the developer’s official documents. Legitimate properties have a verified License to Sell (LTS) registered with the DHSUD.

How to Bulletproof Your Rental Search: Demand Physical Verification

The absolute best way to eliminate anxiety and protect your money is to bypass shady third-party online groups entirely. Go straight to the source.

When you rent directly through the official property management or leasing office of a reputable developer, you are more likely to have a legally sound, professionally managed contract. At Euro Towers, we pride ourselves on transparency. We encourage every prospective tenant to visit our leasing offices, physically walk through our completed hallways, and verify our compliance documents in person.

You may directly chat with our condo leasing office through our official Facebook Page: @leasing.eurotowers

We offer highly secure, fully operational environments in prime locations:

The Transit Hub: If you need to cut your commute time in half, our Cubao transit-oriented development (Vivaldi Residences Cubao) places you steps away from major train lines, complete with 24/7 building security to keep you safe.

The Suburban Haven: If you prefer a quieter but highly connected lifestyle, our Fairview properties near MRT-7 (Milan Residenze Fairview) offer a legitimate, family-friendly environment with zero “fly-by-night” landlord risks.

Do not let the fear of scams keep you from finding a great home. By demanding physical verification and sticking to resilient, proven developers, you ensure your money is safe and your move-in is stress-free.

Let’s find the perfect unit for your budget today by talking to our residential leasing team.
