Moving Into a Condo? 24-Hour Move-In Checklist (Philippines 2026 Guide)

The heavy traffic along EDSA and Commonwealth Avenue is exactly why you chose a transit-oriented condo in Quezon City. By living steps away from the MRT-3, LRT-2, or soon-to-be- active MRT-7, you have officially reclaimed your daily commute and your personal time this 2026. 

However, getting the keys is only half the battle. The first 24 hours in your new unit are critical. Missing a step during your move-in can lead to a weekend without electricity, disputes over existing damages, or administrative headaches with the property management office (PMO). 

Whether you are moving into a bustling urban hub like Cubao or a highly connected suburban mid-rise in Fairview, here is your essential 24-hour checklist to ensure a seamless, stress-free transition into your new QC condo. 

1. The Administrative Clearances (Hours 1 to 3) 

Quezon City condominium administrations are notoriously strict regarding security and logistics. You cannot simply show up with a moving truck and expect to ride the elevator. 

  • Secure the Move-In Permit: Ensure your move-in permit is signed, fully paid, and submitted to the PMO at least three days prior to your arrival. Have a physical copy on hand to show the lobby guards. 
  • Reserve the Service Elevator: Inform the PMO of your exact moving window so the service elevator is padded and locked off for your exclusive use. This prevents delays and protects the building’s interiors. 
  • Register Biometrics and RFIDs: Before you start hauling boxes, head to the admin office to register your fingerprints or secure your keycards for elevator and amenity access. You do not want to get locked out of your own floor on day one.

2. The Utility Activation (Hours 3 to 5) 

A beautiful condo means nothing if the lights do not turn on. Priority number one is ensuring your basic utilities are functional. 

  • Electricity Check: If your unit is brand new, you must coordinate with the PMO regarding your Certificate of Final Electrical Inspection (CFEI) to ensure your Meralco meter is legally activated. If you are renting an existing unit, locate your breaker box immediately and test all light switches and wall sockets (Meralco, 2026). 
  • Water Meter Reading: Before turning on the faucets, find your individual water sub-meter (usually located in a hallway utility cabinet) and take a timestamped photo of the reading. This simple step prevents you from being billed for the previous tenant’s or the developer’s water usage. 
  • Internet Setup: Transit-oriented QC condos usually have fiber-optic lines pre-installed. Coordinate with the building’s official telecom provider immediately, as Wi-Fi activation can take 24 to 48 hours.

3. The Unit Walkthrough and Punch List (Hours 5 to 8) 

Do not start unpacking boxes or assembling furniture until you have thoroughly inspected the completely empty unit. 

Inspect and Document: Walk through the unit with your smartphone and take clear photos and videos of every room. Focus on existing scratches on the flooring, chips in the paint, or stains on the countertops. You should also verify that the actual unit size matches what was agreed upon in your contract (Condo Arena, n.d.). 

Test the Plumbing and Fixtures: Flush all the toilets and run the kitchen and bathroom sinks for a few minutes. Open the cabinets underneath to check for hidden leaks, slow drainage, or unusual noises. Furthermore, check that every door, cabinet hinge, and window lock operates smoothly (Condo Arena, n.d.). 

Report Immediately: If you spot any defects, submit a formal “punch list” or damage report to your landlord or the developer’s turnover team within your first 24 hours. Documenting this immediately ensures you are not held financially liable for pre-existing damage when your lease ends. 

4. Unpacking the “First Night” Essentials (Hours 8 to 24) 

After the heavy lifting is done, the physical exhaustion will set in. Do not try to unpack your entire life in one day. Focus only on what you need to survive the first night comfortably. 

  • The Core Box: You should have packed a dedicated “essentials box” that travels with you, not the movers. This should contain toilet paper, basic toiletries, a change of clothes, phone chargers, and basic cleaning supplies like a broom and disinfectant (Rent-a-Son, n.d.). 
  • Bedding First: Assemble your bed and put on fresh sheets before you do anything else. When you inevitably crash at 10:00 PM, you will thank yourself for having a ready-made bed. 
  • Secure the Space: Before going to sleep, test all door locks, deadbolts, and window latches. Take a quick walk down your hallway to familiarize yourself with the emergency exit routes and fire extinguishers.
